In 2017, the state passed a law regarding the real estate tax exemption in Turkey. The law is still in effect to date and includes both Turkish citizens and foreigners who have resided outside Turkey for more than 6 months.
The law exempts the real estate investors in Turkey from the value-added tax (VAT) which is 18% for the commercial real estate in Turkey and 1% – 8% – 18% for the residential real estate in Turkey.
Documents required for tax exemption for real estate investment in Turkey
A document of non-residency in Turkey for more than six months: this document can be obtained from the Immigration Department in Turkey upon a personal request in case the beneficiary is in Turkey or through a power of attorney if the person is outside Turkey.
A document that proves the investor’s entry and exit to and from Turkey: this document is issued from the Public Security Directorate in Turkey, specifically from the governorate or province where you desire to invest in real estate in Turkey.
A document that proves residence outside Turkey: this document can be obtained from the relevant state embassy or consulate in Turkey or by holding official documents for that matter attested by the investor’s country of residence.
