      Valid Passport

      You must have your valid passport to confirm your right to enter the country. The passport must be translated to Turkish and then ratified (attested) by the public notary in Turkey (legal solicitor).

       

      What is the public notary?

      The notary is the public department assigned by the state to ratify and attest legal documents ensuring their authenticity as well as the validity of the documents’ seals and signatures. All legal documents that are ratified by the public notary are accepted by all other public departments and authorities in Turkey.

       

      Tax number (Vergi Numarası):

      All foreigners in Turkey must obtain a tax number in order to conduct and complete all sorts of financial business in Turkey, especially when registering the real estate property in the official public departments.

       

      What is the tax number and how can you get it?

      The Tax Department in Turkey assigns a tax number to everyone in Turkey.

      You need your tax number in almost all legal and official transactions in Turkey such as real estate property registration, state-related financial actions and initiatives, or Turkish residence fees payment.

      The tax number can be obtained even if the person does not reside in Turkey, provided that the person owns a valid passport (translated to Turkish and ratified by the public notary).

      The passport alternative can be a copy of a documented and certified property lease agreement (rental contract) in Turkey. After translating and ratifying the passport or the lease agreement, you can go to the tax department in Turkey and directly obtain your tax number.

       

      Personal biometric photos:

      The title deeds departments require personal biometric photos to add them to the title deeds.

       

      Real estate appraisal report:

      It is a report that shows the real estate’s value before the property sale transaction is approved and the title deeds are delivered. Thus, such appraisal reports show the over-priced sales of real estate properties for sale in Turkey.

      The validity period of real estate appraisal reports extends to three months after the transaction approval, so it is still possible for the seller to use the same appraisal report in the event of the sale revocation and hence find a new buyer searching for properties for sale in Turkey.
